Abstract

ABSTRAK Sektor properti dan real estate merupakan salah satu sektor penting dalam perekonomian Indonesia karena berkontribusi besar terhadap Produk Domestik Bruto (PDB) dan penyerapan tenaga kerja. Namun, sektor ini juga menghadapi tantangan besar akibat pandemi covid-19, tingginya ketergantungan pada pendanaan eksternal, serta fluktuasi inflasi yang dapat memengaruhi nilai perusahaan. Oleh karena itu, penelitian ini bertujuan untuk menganalisis pengaruh profitabilitas, struktur modal, dan inflasi terhadap nilai perusahaan yang terdaftar di Indeks Saham Syariah Indonesia (ISSI) periode 2020–2024. Penelitian ini merupakan penelitian kuantitatif dengan menggunakan data sekunder yang diperoleh dari laporan keuangan tahunan perusahaan serta data inflasi dari Badan Pusat Statistik (BPS). Populasi penelitian berjumlah 39 perusahaan sektor properti dan real estate yang terdaftar di ISSI, dengan sampel sebanyak 12 perusahaan yang dipilih melalui teknik purposive sampling. Dengan periode penelitian lima tahun, jumlah data observasi adalah 60. Analisis data dilakukan menggunakan regresi data panel dengan bantuan aplikasi EViews. Hasil penelitian menunjukkan bahwa profitabilitas memiliki arah positif tetapi tidak signifikan terhadap nilai perusahaan, struktur modal memiliki pengaruh positif dan signifikan terhadap nilai perusahaan, sedangkan inflasi memiliki arah negatif tetapi tidak signifikan terhadap nilai perusahaan. Secara simultan, profitabilitas, struktur modal, dan inflasi berpengaruh terhadap nilai perusahaan. ABSTRACT The property and real estate sector is one of the important sectors in the Indonesian economy because it contributes significantly to the Gross Domestic Product (GDP) and employment. However, this sector also faces major challenges due to the covid-19 pandemic, high dependence on external funding, and inflation fluctuations that may affect firm value. Therefore, this study aims to analyze the effect of profitability, capital structure, and inflation on firm value in property and real estate companies listed on the Indonesia Sharia Stock Index (ISSI) for the period 2020–2024. This research is a quantitative study using secondary data obtained from the companies’ annual reports and inflation data from the Central Bureau of Statistics (BPS). The population consists of 39 property and real estate companies listed on ISSI, while the sample includes 12 companies selected through purposive sampling technique. With an observation period of five years, amounted to 60 observations. Data analysis was carried out using panel data regression with the help of EViews software. The results of the study indicate that profitability has a positive but insignificant effect on firm value, capital structure has a positive and significant effect on firm value, while inflation has a negative but insignificant effect on firm value. Simultaneously, profitability, capital structure, and inflation affect firm value.
